Who does Making Tax Digital for Income Tax (MTD ITSA) apply to? +

MTD ITSA applies to individuals with property income or self-employment income above the HMRC threshold. From April 2026, those with income above £50,000 must comply. Landlords who let residential properties through letting agents are the primary affected group this platform is built for.

How does the platform connect to HMRC? +

The platform uses HMRC's official OAuth2 authentication flow — the same mechanism used by all Making Tax Digital software. You authorise once using your HMRC Government Gateway credentials, and the platform receives a secure access token. That token is encrypted using AES-256-GCM before being stored, and is automatically refreshed before it expires so your connection stays live without any action from you.

Where do my transactions come from? +

If your properties are managed by a letting agent using AgentOS, transactions — rent receipts, maintenance charges, management fees, disbursements — are imported directly from their system via the AgentOS API. You can also add manual transactions for cash income or expenses your agent doesn't record. Each transaction is linked to a property and mapped to an HMRC category before quarterly aggregation.

What are the four HMRC quarterly periods? +

Under MTD ITSA the UK tax year runs 6 April to 5 April and is divided into four quarters: Q1 (6 Apr – 5 Jul), Q2 (6 Jul – 5 Oct), Q3 (6 Oct – 5 Jan), Q4 (6 Jan – 5 Apr). Each quarter has a submission deadline. The platform calculates which quarter a transaction falls into automatically and groups them accordingly in the quarterly summary dashboard.

Is my National Insurance Number stored securely? +

Your National Insurance Number is collected during onboarding and required by HMRC to identify your taxpayer record during MTD submissions. It is encrypted using AES-256-GCM with its own dedicated encryption key before being stored in the database. It is never logged, never passed in a URL, and is only ever transmitted to HMRC's official API endpoints over an encrypted connection.

What happens if a quarterly submission fails? +

The submission engine records the status — draft, pending, submitting, submitted, failed, or rejected — against each quarter in your audit trail. If HMRC rejects or the submission errors, the quarter returns to a failed state and the error detail is recorded so you can see exactly what went wrong. You can retry once the issue is corrected without losing your existing transaction categorisations.

Do I need to be technical to use this platform? +

No. The platform is designed for UK landlords — not accountants or developers. All HMRC API complexity is handled behind the scenes. You connect your letting agent, categorise your transactions using plain-English descriptions like "Rental income" and "Repairs and maintenance", review your quarterly totals, and submit.
